Community-Centric Design: How Spaces Can Foster Social Connections

As the world recovers from the isolation of the pandemic, community-centric design has showed us how spaces can foster renewed social connections – helping us combat loneliness, share interests and develop new social connections.

Property developer Obaid Naqebullah says it’s more than just the design of the architecture that matters, every element of a space can influence how interact with people and feel connected in a community.

Studies in psychology suggest that communal spaces that are designed well can boost our mood and encourage socialization. One study showed that people are more likely to feel happy and connected in a green space that’s cared for. Put some outdoor seating in that courtyard, or some food outlets around a piazza, and you’ll encourage a bustling meeting hub for the community to share.

In many of Marcopolo Property’s projects, shared amenities have been part of the community-centre design. Whether it’s the welcome of a dramatic entrance foyer or a rooftop garden to explore, design that allows for social interaction creates a sense of belonging.

That’s especially appealing for those who live alone with statistics showing that living alone is increasing for Australians.

The ABS reports that lone person households are projected to make up 28% of all Australian households in 2046, up from 2.6million in 2021 to between 3.4 and 4 million households over the next two decades.

As part of the Victorian Government’s apartment design guidelines, communal open space in blocks of 40 or more units helps to establish a range of recreational uses and a sense of community in apartment developments. Planning guidelines are designed for communal open space to provide community connection, outlook for as many dwellings as practical, to maximise landscaping opportunities and be accessible and useable to residents.

Apartment buildings that rise grandly above retail, restaurant and leisure precincts put locals at the heart of the community, allowing them to connect with other residents over a coffee, after a fitness class or at the local grocery store.

Obaid Naqebullah says the Moor Apartments in Moorabbin are located above the thriving café and bar scene of Station Street, around the corner from hip cafes, bars and restaurants as well as city-bound trains from Moorabbin Railway Station and the new Woolworths supermarket.

“That community-centric design brings all the important services to your doorstep, so it’s effortless to engage with others in your neighbourhood, even if it’s simply to say hello or chat about the weather.”
